Why renovate, not rebuild The previous Phase 2 (demolish + new main house) was overturned by Länsstyrelsen on strandskydd grounds (Dec 2024). Renovating within the existing footprint sidesteps that — no new strandskyddsdispens expected — and keeps the all-in cost well below the new-build scenarios.

Gating, not optional The room-below target sits in the souterräng zone the Anticimex survey flagged: slab 91% RF / 18% FK with a chemical smell and no sub-slab insulation; krypgrund 19% FK (crit. 17%); allrum wall fuktfläckar; unmanaged dränering/dagvatten (stuprör not connected, ground slopes toward the house). Old electrical is flagged a fire/safety risk and the stammar are old. Fix drainage, sub-slab insulation / tätskikt and the krypgrund first — you can't put conditioned space into a zone reading 91% RF.

Required for the Phase 2 renovation — enclosing the altan changes the fasad. A new ärende, separate from BYGG.2025.1705 (Phase 1 komplementbyggnader). Robert Sandell to lodge. Open question first: does enclosing the altan add BYA (and so re-open strandskydd)? No NEW strandskyddsdispens expected — same footprint, established hemfridszon — but confirm with Värmdö + Robert in writing before lodging, given the Dec 2024 new-build overturn.

Anmälan — Phase 2 (load-bearing changes) Pending

Separate track from bygglov, required for the structural work — removing/ relocating load-bearing timmer walls and inserting beams. Triggers a kontrollplan. A structural engineer must size the beams (liggande timmer is monolithic — not a stud-wall job). KA engagement to be confirmed or a new uppdragsavtal signed.
